Open House Process:
Routinely, we recommend at least two open house weekends per month, however, given the Covid environment the determination on open houses are on a case by case basis, where they are legal. Assuming they are possible, we focus on live online video and specific appointment showings.
Depending on your needs we can also launch a "coming soon" marketing program for your home.
We provide an interior sign at the point of entry during the open house advising guests that the home owner requires all visitors to sign in and asking all visitors to either remove their shoes or put on the shoe covers that we provide.
Keeping the buyer honest:
We require them to commit to a negotiating approach that eliminates as many unknowns as possible up front, we never want you to be at risk of having to renegotiate the transaction once you have accepted an offer. We also work to ensure that the buyer that you accept an offer from proves that they have the ability to proceed successfully to close.
Considering buyer offers:
We have a review and screening process that we use when helping you to evaluate buyer offers. Things like confirming they have been “pre-approved” not just pre-qualified for a mortgage loan. We notify all buyers and their agents that all offers must include proof of their mortgage pre-approval and proof of funds (i.e., earnest money, down payment, closing costs, etc.).
